These terms explain the general use of the MLS Sell For Less website and the relationship between website information, selected packages, and the seller's executed agreement.
About the brokerage and website
MLS Sell For Less LLC is a licensed Florida real estate brokerage. Website content is provided for general information about flat-fee MLS listing options and related seller resources.
Packages, fees, and service scope
The current one-time listing fees are Basic at $99, Premium at $199, and Premium Plus at $349. Package details, included services, seller responsibilities, and brokerage obligations are governed by the selected package and the agreement executed for that service.
Website descriptions summarize the packages and do not replace the executed agreement.
Buyer-broker compensation
Any compensation a seller chooses to offer or pay toward a buyer's broker is separate from the MLS Sell For Less package fee. Broker compensation is not set by law and is fully negotiable. Offers of compensation are not made through the MLS.
MLS, IDX, and third-party websites
MLS listings may be distributed through participating brokerage websites, IDX systems, and real estate portals. Third parties control their own display, availability, and syndication policies. MLS Sell For Less LLC does not guarantee display on every website or continued availability on any particular third-party platform.
No guarantee of sale
MLS exposure, pricing tools, brokerage support, and marketing materials do not guarantee that a property will sell, sell by a particular date, or sell at a particular price.
Outside professional advice
Website information and brokerage support are not substitutes for legal, tax, appraisal, inspection, engineering, insurance, lending, or other outside professional advice. Sellers should consult the appropriate professional when needed.
Website use and intellectual property
Website content, branding, graphics, and original materials are owned by or used with permission by MLS Sell For Less LLC. They may be viewed for personal informational use but may not be copied, republished, or commercially reused without permission, except as permitted by law.
Users may not interfere with website operation, attempt unauthorized access, or use the website for unlawful activity.
Reasonable limitation of liability
To the extent permitted by applicable law, MLS Sell For Less LLC is not responsible for indirect, incidental, special, or consequential losses arising from use of the website or reliance on general website information. Nothing in these terms limits any right or liability that cannot lawfully be limited.
Refunds, cancellation, and termination
Refund, cancellation, and termination rights are governed by the executed agreement and applicable law. This website does not create or change those rights.
Updates to these terms
These terms may be updated as website features, services, or legal requirements change. The current version will be posted on this page.
