How we handle your information

This policy describes how MLS Sell For Less LLC handles website, contact and private seller-workflow information. Optional analytics has separate choices described below.

Information that may be collected

When you use our contact, listing and support workflows, MLS Sell For Less LLC collects information you choose to provide, including:

Name, email address, and phone number
Property address and property information
Communications and support requests
Information submitted as part of a requested listing service
Technical and site-usage information where applicable

How information may be used

Information may be used to provide requested brokerage and listing services, communicate with sellers, support active listings, process requests, secure and improve website operations, and meet applicable legal or regulatory obligations.

Payment processing

Payment-card information is entered and processed through a Stripe-hosted checkout. MLS Sell For Less LLC does not directly collect or store full payment-card information through the website.

Optional Google Analytics and your choices

When optional analytics is enabled and you choose “Allow analytics,” we use Google Analytics 4 to understand page visits and completed website actions, including Home Value requests, Seller Report inquiries, package selections, checkout starts and verified purchases of new listing packages and renewals. Initial successful Home Value requests are distinguished from refinements; refinements do not count as new requests. Declining does not affect access to our brokerage services, forms, reports or checkout. No Google Analytics tag loads before you allow analytics.

Our website’s event payloads contain predefined event names, a general page name and clean page path, package identifiers, whether an action concerns an initial request, refinement, new listing or renewal and, for verified purchases, the paid package amount, currency and an opaque transaction identifier. We exclude customer names, email addresses, phone numbers, property addresses, form text, report contents, private report links and URL query strings. We do not provide a customer user ID or customer contact information to Google Analytics, including hashed contact information. This integration is for website measurement, without Google Signals, advertising personalization or remarketing.

After consent, Google’s tag also receives pseudonymous cookie identifiers and technical browser, device and connection information, including an IP address, and may generate standard session and engagement information. Google uses IP addresses for basic service functions and location processing, subject to its regional privacy controls. Google states that it discards raw IP addresses after use; advertising connections can have additional data flows. Analytics is not wholly anonymous. Optional Google Analytics cookies are configured to expire no later than 180 days after creation, without extending that expiry on each visit. Separately, this website stores your allow/decline choice, its disclosure version and decision date in your browser for up to 180 days after your latest choice. While analytics is allowed, it also retains up to 1,000 local duplicate-event receipts, containing only opaque hashes and creation dates, for up to 180 days per receipt. Receipts may be removed sooner to meet that limit. Local browser storage has no automatic expiry while you are away: expired preferences and receipts are cleaned when you return. You can clear these items using your browser’s site-data controls.

These 180-day limits apply to the identified browser cookies and storage, not to Google Analytics records, customer accounts, brokerage records, payment records or private reports. Google applies separate retention and deletion settings to data already collected. Standard aggregated Google Analytics reports can remain available beyond the user-level and event-level retention period. Essential account, security and payment-recovery storage is separate from optional analytics.

Use here or in the footer to allow, decline or withdraw consent at any time. Withdrawal stops new website analytics events, removes accessible analytics cookies and stored duplicate-event receipts, clears pending website analytics events and applies across open tabs in the same browser. The current page may retain a temporary opaque duplicate guard until it closes. Withdrawal cannot recall a request already sent or automatically delete earlier Google records. Browser Global Privacy Control and Do Not Track signals keep optional analytics off. We ask again after the consent choice expires or the disclosure version changes. Choices are specific to your browser; declining analytics does not disable essential service storage.

Security and retention

Reasonable administrative and technical safeguards are intended to protect information used by production workflows. No website or electronic system can guarantee complete security.

Information is intended to be retained only as needed for the requested service and applicable operational, legal, and regulatory obligations. This policy does not state a fixed retention period for brokerage and service records; optional analytics browser-storage limits are described above.
